Our Sales Service
We provide a sales service that includes everything to ensure your property is marketed correctly, progressed swiftly and sold quickly. Terms apply.

Our Letting Service
We only charge for the first month rental and not the entire term (see comparison illustration at the end of this document). We never charge any renewal fees. A comprehensive tenancy agreement is included as free in this service. Terms apply

Alternative Fixed Fee Letting Service – You Find Tenants, We Vet and Check-In
This service allows the Landlord, who has the time to advertise and deal with all the viewings with prospective tenant(s) to use this service to ensure that all the vetting and checking-in process is carried out to detail and professionally. Once the Landlord has agreed verbally with their prospective tenants the rent and other conditions of the proposed tenancy, the Landlord will then notify us with their authorisation. We will then contact the tenants and deal with the entire process up to and including Check-In. This service includes an inventory. Terms apply

Our Management Services
We have a range of six management services designed around the personal preferences of our landlords. We do not restrict you, should you wish to change to an alternative option. We provide transparent straight forward written T&Cs including our service level agreements at the start. We do not charge any renewal fees on any of our management services.
Fixed Fee Management (inclusive of rent guarantee and legal expense cover)
Perfect for landlords who wish to have a fixed fee, this service is similar to loyalty management, but with built in added protection and peace of mind with rent guarantee and legal expense cover for properties where rentals are between £1000 to £2000 per calendar month. Tenants must be found via our letting service and reference checked by our division. Tenants must have no adverse credit information registered against them in order to qualify for this product. This is a full management service, however, one of the great features of this service is that the management rate charged to landlords never increases after our initial loyalty period. Terms apply.

We will manage any properties in any London borough or surrounding areas for a consortium, group, company, or collective of landlords, as we do under our loyalty management service. We can pay into multiple bank accounts. We offer a streamlined process for all your tenancy agreements, inventories, financial accounting and one point of contact. We do not charge renewal fees. Under this service you are provided with detailed professional inventories and tenancy agreements as part of the service. Minimum number of properties 15. Terms apply.
Buy Now, Pay Later 5% of monthly rental/balanced paid later
All the benefits and features of our full management service but with the option to defer 5% of our fee, to pay later – therefore only paying 5% now. Ideal for clients who have a high interest rate mortgage. Terms apply.
Rent Collection Plus 6% of monthly rental
We promptly collect your rent and credit your bank account via BACS. Our PLUS means we liaise with your tenants and nominated trades, to resolve any maintenance issues that may arise. Terms apply.
Flexible Management 8% of monthly rental
This flexible service suits the busy landlord who is not on hand to deal with the management of their properties due to increased business commitments elsewhere, sudden change in personal circumstance or anything else. We take on your property and tenants and act as their main point of contact – ensuring continuity of service, reliability and competence from a team you can trust. Terms apply.

All Inventories are supplied with photographs and in hard copy format only. Charges below apply when using our letting & management service. An additional £75.00 per property needs to be added if you require our check-in service and not using our management service.

We reserve the right to charge extra for exceptionally stocked properties. We will confirm the additional fees before proceeding with the service
All inventories with photographs are provided in hard copy format only. George Ellis Property Services will hold all electronic versions.
A surcharge of £40.00 will apply for any Tenancy Check-In carried out after 6pm in the evening or weekends or Bank Holiday.
A cancellation fee of £75.00 will be charged if less than 5 working days prior notice has not been received in writing. Please note that we will not release paperwork until payment is received

This service will ensure that your tenants are checked-in or checked-out of your property correctly. All paperwork (compiling of inventories are extra – see above), meter readings are dealt with and utilities accounts updated. For those landlords who are using our services externally –please read our terms. Once completed the file is then sent to the Landlord for their retention. We will charge a postponement charge of £50.00 once a check in or check out date has been agreed with landlord and tenant(s) if the landlord postpones this date for any reason. A surcharge of £40.00 will apply for any Tenancy Check-in or Tenancy Check-out carried out after 6pm in the evening or weekends or bank holiday. This cost applies only to properties within an 18 miles radius of our office.
Pre-Tenancy Check-Out* £48.00
This service assists to a smooth conclusion of the final tenancy check-out. A letter is sent to the tenant the next day informing the tenant of the landlord’s expectation and the final date with check out date and time is confirmed. For those landlords who are using our services externally – please read our terms. A surcharge of £40.00 will apply for any Pre-Check-out Inspection visit carried out after 7pm in the evening or weekends or bank holiday.
Full Tenant Reference Check* £42.00 (per tenant)
A bundle of four tenant checks £168.00 (You get the 5th tenant check free)
We provide a detailed and comprehensive independent reference checks on behalf of any landlords or agents. The fee is payable in advance and all prospective tenants and or guarantors will be requested to complete our application form. Standard supporting documentation is a pre-requisite for each tenant applying for tenancy. A full tenant reference check is inclusive of our credit and ID/AML check. A full report is sent to the landlord within 3 working days. For clients who have multiple referencing we can offer a bespoke service. All packages will need to be paid in advance and there is no time limit to use them.
Credit & ID/AML Check* £24.00 (per person)
You can have a credit and ID/AML check or one or the other – we strongly advise you have both. Please do not confuse this check with a full tenant reference check.
Tenancy Agreement* £144.00
Two hard copies of a comprehensive residential tenancy agreement, pertaining to a tenancy are produced in hard copy format only. Landlord must ensure they provide all the necessary details.
Resolve Service* POA
From time to time, we understand that Landlords may have problems that occur with tenants that need third party intervention before it even has to go legal. Therefore we offer a service, where we will talk to your tenants and write letters accordingly (usually only takes two) to resolve the matter. 96% success rate to date. Service includes 20 minutes free telephone consultancy with Landlord.
Training Courses & Consultancy Service* POA
We provide private tuition of our signature courses taught on a one-to-one or one-to-two basis or in small groups or personalised consultancy service. Our website has further details of all current courses and prices. Please do not hesitate to contact us for additional information.

Traditional Letting agency: £1200pcm x 12 month term = £14,400 x 10% = £1440.00
GEPS: £1200pcm x 90% = £1080.00
By using George Ellis Property Services you would save £360.00 if a traditional agency was charging you 10%. Most traditional agents charge between 10-15% We never charge renewals.
