we provide are included in certain management packages. All fixed prices quoted are
including the prevailing rate of VAT.
Our Sales Service
We provide a sales service that includes everything to ensure your property is marketed
correctly, progressed swiftly and sold quickly. Terms apply.
Sole agency 1.5% plus VAT
Joint / Multiple agency 2% plus VAT
Our Letting Service
Letting Service 10% plus VAT of agreed term of rental

We have a range of five management services designed around the personal preferences
of our landlords. All of our management services are fully comprehensive services with the
exception of Rent Collection. We provide transparent straight forward written T&Cs
including our service level agreements at the start for each service.
Fixed Fee Management (option of rent guarantee and legal expense cover)
Perfect for landlords who wish to have a fixed fee, but with built in added protection and
peace of mind with rent guarantee and legal expense cover (additional cost) for properties
where rentals are between £1100 to £1900 per calendar month. Tenants must be found
via our letting service and reference checked by our division. Tenants must have no
adverse credit information registered against them in order to qualify for this product. Other
benefits include discounted letting fee which can be paid monthly (deducted from monthly
rent) This service only applies to properties that are within 7.5 mile radius to our office.

consortium, group, company, or collective of landlords. We can pay into multiple bank
accounts. We offer a streamlined process for all your tenancy agreements, inventories,
financial accounting and one point of contact. Under this service you are provided with
detailed professional inventories and tenancy agreements as part of the service. Minimum

Buy Now, Pay Later 5% of monthly rental agreed/balanced paid later
All the benefits and features of our full management service but with the option to defer 5%
of our fee, to pay later – therefore only paying 5% now. Ideal for clients who have a high
interest rate mortgage. Terms apply.
Rent Collection Only 4% of monthly rental agreed
We promptly collect your rent and credit your bank account via BACS. Terms apply.
Flexible Management 8% of monthly rental agreed
This flexible management service suits the busy landlord who is not on hand to deal with
the management of their properties due to increased business commitments elsewhere,
sudden change in personal circumstance or anything else. We take on your property and
tenants and act as their main point of contact – ensuring continuity of service, reliability and
competence from a team you can trust. Terms apply.
We create a bespoke solution for every individual block management instruction we
receive. We have full public indemnity insurance cover and adhere to strict professional
standards of business conduct. Our role as a block management company is to support
you on the administrative side. Free consultation and full written assessment report
provided before contracts are signed

All inventories with photographs are provided in hard copy format only. George Ellis
Property Services will hold all electronic versions.
A surcharge of £60.00 will apply for any inventories carried out after 6pm in the evening or
weekends or Bank Holiday.
A cancellation fee of £75.00 will be charged if less than 5 working days prior notice has not
been received in writing via email. Please note that we will not release paperwork until
payment is received.
Tenancy Check-In* £180.00
Tenancy Check-Out* £180.00
This service will ensure that your tenants are checked-in or checked-out of your property
correctly. All paperwork (compiling of inventories are extra – see above), meter readings
are dealt with and utilities accounts updated. For those landlords who are using our
services externally –please read our terms. Once completed the file is then sent to the
Landlord for their retention. We will charge a postponement charge of £50.00 once a
check in or check out date has been agreed with landlord and tenant(s) if the landlord
postpones this date for any reason. A surcharge of £60.00 will apply for any Tenancy
Check-in or Tenancy Check-out carried out after 6pm in the evening or weekends or bank
Pre-Tenancy Check-Out* £95.00
This service assists to a smooth conclusion of the final tenancy check-out. A visit is
arranged and a letter is sent to the tenant the next day informing the tenant of the
landlord’s expectation and the final date with check out date and time is confirmed. For
those landlords who are using our services externally – please read our terms. A
surcharge of £60.00 will apply for any Pre-Check-out Inspection visit carried out after 6pm
in the evening or weekends or bank holiday.
Training Courses & Consultancy Service* POA
We provide private tuition of our signature courses taught on a one-to-one or one-to-two
basis or in small groups or customised consultancy service. Our website has further
details of all current courses and prices. Please do not hesitate to contact us for additional
Interim inspection visit* £180.00
This service is offered to all landlords who do not use our management service. With your
inventory (or ours) we will conduct a mid-term inspection visit for your chosen date.
Full Tenant Reference Check* £60.00 (per tenant)
A bundle of four tenant checks for £240.00 (You get the 5th tenant check free)
We provide a detailed and comprehensive independent reference checks on behalf of any
landlords or agents. The fee is payable in advance and all prospective tenants and or
guarantors will be requested to complete our application form. Standard supporting
documentation is a pre-requisite for each tenant applying for tenancy. A full tenant
reference check is inclusive of our credit and ID/AML check. A full report is sent to the
landlord within 3 working days. For clients who have multiple referencing we can offer a
Credit/ ID/AML & Monitoring Check* £25.00 (per person)
We provide credit ID/AML & ongoing constant monitoring checks throughout the tenancy.
Please do not confuse this check with a full tenant reference check.
Tenancy Agreement* £216.00
Two hard copies of a comprehensive residential tenancy agreement, pertaining to a
tenancy are produced in hard copy format only. Landlord must ensure they provide all the
New Tenancy Creation* £460.00
When making certain changes to any tenancy, due to legal regulations a new tenancy
creation needs to be made. This will include keeping compliant with all of the current
statutory and regulatory documentation that we are legally required to serve to every
tenant before occupancy. This does not include George Ellis Property Services tenant
referencing, formal check in or inventory services, or costs of any certificates. Terms
Resolve Service* POA
From time to time, we understand that Landlords may have problems that occur with
tenants that need third party intervention before it even has to go legal. Therefore, we
offer a service, where we will talk to your tenants and write letters accordingly (usually only
takes two) to resolve the matter. 96% success rate to date. Service includes 20 minutes
free telephone consultancy with Landlord.
Landlord Companion Service* POA
George Ellis Property Services provides a comprehensive management service, to any
individual or company and or group of individuals who agree to use our landlord companion management service for any of their properties – minimum 3 properties (does not include
any HMOs on individual tenancies for 3 people or less). Rent collection is not included in
this service. Payment for this service must be made monthly in advance. This service is
ideal for any landlords/investors who do not want to deal with the myriad of compliance
paperwork that is a necessity when letting in the private rented sector.
HMO Licence Application £180.00
Completing and submitting the application. This is the same price for any selective or
additional licences. It does not include the cost of the fee for the licence.
Attending the Property £85.00 per hour
If we have to attend the property to wait for trades people, surveyors, council officials,
attending court or for any other reason related to the property that is not covered in our
management terms there will be an additional charge.
